The investment in staging pays for itself. Staged properties invariably sell for more money and in less time than those that aren’t. The goal is to invest in your house prior to listing, providing the opportunity to secure a Buyer at the right price.

People often think that staging a house is adding cushions and pictures, but it is so much more than that. Staging creates an emotional and psychological journey for the Buyers, and presents to them the best features of each room as they walk through your house - which could potentially become theirs if it feels like a house they want to live in.

Repairs need to be completed, including that list of ‘to-dos’ that just hasn’t been done. If Buyers see minor things haven’t been corrected, they wonder what else hasn’t been taken care of. Buyers need to feel that a house has been well looked after to spark the emotional connection to incite them to want to buy it, which is, after all, the ultimate goal.

The placement of furniture, lighting, artwork, and accessories is also key to highlighting the benefit of each room and its intended use. If a dining room is currently jam-packed with toys, they should be sorted and stored elsewhere, and the room converted back to a dining room. Seeing is believing and Buyers need to see how they can use each room.
